Hurricane Damage Repair on the Cape Fear Coast
Wilmington gets hit. Hurricane Florence in 2018, Matthew in 2016, and others before them have left a mark on screened porches throughout New Hanover County and the surrounding area. The damage pattern is usually consistent: screen blown out or torn, screen frame bent or pulled loose from posts, roof panels lifted or lost, rafters separated from the ledger or beam, and in severe cases, posts that have shifted or snapped at the base.
When we come out after storm damage, we start with a full structural assessment rather than just quoting to replace what's obviously broken. A post that looks straight may have been pulled loose from its base anchor. A rafter that looks intact may have lost its hurricane tie connection. We document everything before we start any repair work, and we give you a written scope that breaks out what's storm damage and what's pre-existing wear.

Wood Rot from Wilmington's Coastal Humidity
Rot is the most common non-storm porch repair we handle in Wilmington. The combination of high humidity, periodic heavy rain, and insufficient drainage creates conditions where wood deteriorates faster than most homeowners expect. The problem areas are predictable: post bases where they sit on or near the slab, bottom rails on screen frames that hold water after rain, fascia boards where the roof meets the porch wall, and any horizontal surface that doesn't drain quickly.
Early-stage rot, where the surface is soft but the structural core is sound, can often be treated with consolidant and epoxy filler to extend the life of the member. That's a reasonable repair for trim and non-structural elements. Structural members, posts, beams, and rafters that have rot penetrating more than about a quarter of the cross-section need to be replaced. We won't patch a structural member with filler and call it fixed. That creates a liability problem for the homeowner and it doesn't hold up.
After we repair rot, we discuss what caused it. If it's poor drainage, a gutter that's overflowing, or a post that's sitting in a puddle after every rain, fixing the rot without fixing the underlying drainage doesn't solve the problem.
Corroded Hardware from Salt Air
Properties within a few miles of the ocean or tidal waterways see accelerated corrosion on any ferrous hardware. Zinc-plated screws and connectors, the kind used in standard residential construction, can show visible rust within a year or two in a salt-air environment. Screen door hinges, latches, and frame connectors corrode, seize up, and eventually fail. Hurricane tie connectors can corrode enough to reduce their rated capacity, which is a structural concern, not just a cosmetic one.
When we repair porch hardware on coastal properties, we replace with stainless steel fasteners and hot-dip galvanized structural connectors. Both hold up significantly better in salt air than standard zinc-plated hardware. It costs a bit more upfront but reduces how often you need to come back and do the same repair again.
Repair vs. Rescreen vs. Rebuild

- Repair makes sense when damage is isolated. One broken post, a few panels of torn screen, a failed door latch. When the structure is sound and the damage is specific, targeted repair is the most cost-effective path.

- Rebuild makes sense when rot or damage is widespread through the structure, when the porch was built to an older wind standard and doesn't meet current hurricane requirements, or when repair costs are approaching 60-70 percent of what a new build would cost. In those cases, a rebuild often makes more sense, and you get a porch that's properly rated for coastal conditions.
We'll give you a clear assessment and a realistic cost comparison. We're not in the business of pushing unnecessary rebuilds, but we're also not going to tell you a repair will hold when the structure underneath won't support it.
