Screened Porch Materials Guide for Coastal NC

The Short Version Coastal NC puts outdoor structures under conditions that inland builds don't face: salt air, 60+ inches of annual rainfall, no-see-ums, and hurricane wind loads. The materials that work in Raleigh or Charlotte don't always hold up in Wilmington. This guide covers what we actually specify and why.

Screen Mesh Options

The screen mesh is the most important material decision for a Wilmington porch. Not because of cost -- it's a relatively small line item -- but because the wrong mesh choice makes the porch unusable for a large portion of the year.

Our standard recommendation for Wilmington: 20x20 no-see-um mesh on all screen panels. Sand gnats (no-see-ums) are active from approximately March through October in coastal NC. Standard 18x14 mesh allows them through freely. The finer weave reduces airflow slightly -- roughly 10 to 15% less than standard screen -- but this is barely noticeable in practice and most homeowners consider it an easy trade-off.

Framing Materials

The framing is the structural backbone of the porch. In coastal NC, this choice has significant long-term implications because salt air and humidity accelerate wood rot and metal corrosion at rates that inland contractors don't deal with regularly.

Pressure-Treated Wood (PT)

The most common framing material for screened porches in the Wilmington area. PT lumber rated for ground contact (UC4B) holds up well in coastal humidity when properly detailed. The critical factors: proper drainage so water doesn't pool against posts, stainless steel or hot-dipped galvanized fasteners (standard galvanized corrodes in 5 to 10 years near salt air), and paint or stain as UV protection on exposed surfaces.

PT lumber is workable, widely available, and cost-effective. Most of our standard porch builds use PT framing. Life expectancy with good detailing: 20 to 30 years.

Aluminum

The preferred framing material for pool enclosures and properties very close to salt water. Aluminum doesn't rot, doesn't rust, and holds up in pool chemical environments that destroy wood over time. Pre-engineered aluminum screen room systems (pre-cut framing, interlocking connections) can be installed faster than custom wood framing and carry manufacturer warranties. The trade-off: higher upfront cost and a more industrial appearance that some homeowners don't prefer for a house porch.

For island properties on Wrightsville Beach and Carolina Beach, we often recommend aluminum for structures within 300 feet of the ocean. The maintenance savings over time offset the higher initial cost.

Cedar

A premium aesthetic option. Cedar is naturally rot-resistant and weathers well in humid climates. It's visually warmer than pressure-treated pine and can be left unstained to develop a natural gray patina. Cost premium over PT lumber: 40 to 80%. Most often specified for higher-end custom builds in Porters Neck, Landfall, or waterfront properties where aesthetics matter as much as function.

Fasteners and Hardware

This is where a lot of coastal builds fail -- not because of the big visible components, but because of the small hardware that holds everything together.

Standard galvanized fasteners (nails, screws, post bases, joist hangers) have a limited lifespan in salt air environments. Within 5 to 10 years they begin to corrode, staining the wood brown and eventually failing structurally. On all of our coastal builds, we use stainless steel fasteners or hot-dipped galvanized hardware (HDG, not electro-galvanized). The cost difference at the hardware level is small relative to total project cost. The structural consequences of skipping this detail are significant.

Hurricane connectors -- Simpson Strong-Tie or equivalent hurricane ties, post-to-beam connectors, and post-to-footing anchors -- must be rated for use in coastal environments. We use connectors rated for "coastal" or "severe" corrosion exposure, not standard interior hardware.

Roofing Options

The roof structure determines how the porch looks and performs in rain. Wilmington gets roughly 55 to 60 inches of rain per year, and summer afternoons often bring heavy rain within an hour of a clear sky. The roof needs to drain quickly and handle that load.

Attached vs. Independent Roof

Most screened porches attach to the house and tie into the existing roofline, sharing a roof pitch and drainage system. This is the cleanest approach and typically the most cost-effective. Independent freestanding porches with their own roof structure cost more but allow placement away from the house footprint.
